Access statement for Fair Winds Guest House

Introduction

Fair Winds is a professionally converted bungalow on two floors. We have 5 letting rooms, 3 of which are on the ground floor and 2 on the first floor. The dining room is also on the ground floor as is a separate guest cloakroom consisting of W.C and wash hand basin.
The property is on a slight incline with an in and out drive.
We aim to cater for all our guests needs wherever possible.

Pre-Arrival

• Fair Winds is situated on the A3022 which is the main road into the town.
• There is an excellent bus service and the bus stop is right outside the house and immediately opposite. The no. 12 runs every 10mins and will take you into the town centre or alternatively to Paignton, Torquay or Newton Abbott.
• The nearest railway station is in Paignton,5 miles away. From there you can get to us by taxi or the number 12 bus which stops right by Fair Winds, or alternately we can arrange to meet guests ourselves.
• There are several excellent taxi firms in Brixham, some have wheelchair accessibility. We can always book a taxi for our guests if needed.
• Guests can travel to Torquay by ferry. The service is regular and also goes to Dartmouth.

• Our Guest House does not allow pets and is strictly non-smoking.

Arrival & Car Parking Facilities

• Guests are invited to book into their room from 2pm onwards. Earlier arrivals can be accommodated by prior arrangement.
• There is designated parking for 8 cars including 2 spaces right outside the front door. The drive is concrete and partly sloping, but there are no steps on the driveway.
• A telephone no. is clearly visible on the front door, and we aim to greet all our guests personally.
• Assistance can be given with luggage.

Main Entrance, Reception & Ticketing Area

• There are 2 steps leading to the covered porch. They are 8ins and 6ins respectively and from there it is level to our 3 downstairs bedrooms.
• There is a bell and contact no. on the front door.
• The porch is lit at night.
• Fire exits and all other facilities are explained on arrival.
• The hallway leads to the 3 downstairs bedrooms, stairs to 1st floor, dining room and access to the patio and garden.
• There is a bell on the kitchen door for assistance at any time.
• The hallway and dining room are covered in a smooth, non-slip vinyl. The rooms and stairs are carpeted throughout.

Public Areas - Hall, Stairs, Landing, Corridors etc

• The hallway leads into the dining room, to the stairs, 3 ground floor rooms and rear access to the patio areas.
• There is also a cloakroom comprising of W.C and wash hand basin.
• The stairs comprise of a wide bottom step and then a straight flight of stairs,14 in total. There is a banister on the left. The stairs are carpeted.
• A small landing gives access to the 1st floor rooms of which there are 2.
• The public areas are well lit and centrally heated.
• A selection of maps and other local information is available for guests in the hall and dining room.

Public Areas - Sitting room, lounges, lobbies etc

• We do not have a public sitting area. Please see the garden section for outdoor public use.

Restaurant / Dining Room.

• Breakfast is served in the dining room on the ground floor.
• There are 6 tables which can be moved to accommodate various sizes of groups.
• The tables are square with legs at each corner.
• The chairs do not have arms and can be positioned freely.
• Table service is offered.
• Special diets can be catered for if notice is given when booking.
• A menu choice list is offered for advance booking and time of breakfast.

Bedrooms & Sleeping Areas

• Guest bedrooms.
• There are 3 guest bedrooms on the ground floor. One standard double with en-suite, one king size double with en-suite, one suite which includes a seating area, coffee table and chairs and super king size /twin beds, also en-suite.
• There are 2 rooms on the 1st floor, one king size with room for a guest bed, and one super king size/twin. Both rooms are en-suite.
• All rooms are provided with tea/coffee making facilities and toiletries. Shaving sets, tooth brush sets and shoe shine kits are available on request.
• There is a hair dryer and alarm clock in each room as well as flat screen T.V.
•The beds are made with duvets of different tog according to the season. Extra pillows and blankets are provided.
• Face cloths, hand towels and bath towels are provided.
• Each room has a wardrobe, chest of drawers and bedside tables.
• The wall lights are touch lights and each bath room has a heated towel rail and illuminated mirror.

• There is a smoke alarm in each bedroom and take away food is only to be consumed in the dining room.

• Bedroom 1.Sirocco.
• This room is to the left off the hall.
• It has a 4ft 6in bed with access on both sides,2 bed side cabinets a chest of drawers and a wardrobe.
• There is an en-suite with shower, W.C and basin.
• It has a flat screen T.V.

• Bedroom 2. Santa Ana.
• This room is straight down the hall. There is a very small step into the room.
• There is a small hallway leading into the en suite and the bedroom.
• The bedroom has a 5ft bed with access from both sides, 2 bedside cabinets, a chest of drawers and a wardrobe
• There is an en suite with shower , WC and basin.

• Bedroom 3 Sundowner.
• This is a spacious room comprising of a 6' bed, or alternatively 2x3' beds, 2 bedside cabinets, a chest of drawers and a wardrobe.
• There is a coffee table with 2 chairs and a sofa bed. The flat screen T.V can be viewed from either bed or sofa.
• It has an en-suite comprising shower, W.C and hand basin. This room has 2 windows overlooking the rear garden.


• Bedroom 4 Zephyr
• This room is on the 1st floor with a 5' bed accessible from both sides, 2 bedside cabinets, a chest of drawers and a wardrobe. There is also room for a guest bed for a younger guest. There is flat screen T.V. and chair.
• The en-suite has a shower, W.C and hand basin.


• Bedroom 5 Mistral

• This room is on the 1st floor with a rear aspect. The bed can be either 6' or 2x3ft beds with access from both sides. There are 2 bedside cabinets, a chest of drawers and a wardrobe.
• There is a flat screen T.V and chair.
• The en-suite comprises of shower, W.C and hand basin.

Grounds and Gardens

• There are 2 patio areas for guests use. The upper one is accessible from the hall via a patio door which has one step of 8ins down. This area is flat and has garden furniture which can be moved.
• There are 5 steps of between 6 and 10ins to the lower patio without hand rail or alternatively a different 6 steps of between 8 and 10ins down with handrail.
• There is a fish pond on the lower patio. This area is also flat and laid to paving stones.
• Again there is garden furniture which can be moved.
• There is lighting on the patios.

Additional Information

• Each room is fitted with a smoke alarm and there is a non smoking policy throughout the house. Guests may smoke on the patio areas. Please request an ash tray.

• There are fire extinguishers on both floors and break glass boxes on both levels.
• In the event of a fire there is a siren and emergency lighting. Guests should inform us of any hearing impediment on arrival.
• In the event of a fire there is access via the front door or rear patio door.

• Take away food is not allowed in the bedrooms. Guests may request to use the dining room.
• Wi fi is available in all the bedrooms.

• We can refrigerate items for guests if required.

Future Plans

• Fair Winds has been extensively refurbished and modernised. There are no further plans at present.
